Having spent many thousands of Euros
on your new property in Spain insure this investment with our new
build inspection services and be safe in the knowledge your property
has be constructed and finished to the highest standards possible.
Our qualified and experienced English inspector is trained to the highest
level and are fully educated with the British Building Regulation
Standards which are far higher then those in Spain to ensure your
property is inspected thoroughly and professionally.
Our inspector is fully aware of generic problems previously
experienced to ensure rectification along with all your property
defects. Legally, your developer is responsible for any major defect
for the first 10 years after completion following an amendment to
Spanish Building Standards legislation (Ley 38/1999 de 5 de
noviembre sobre la Ordenación de la Edificación) on 6th May 2000.
Beforehand it was a civil law matter as the developer was not
legally bound to the 15 year warranty ‘responsibility’ and any
disputes would be settled in a court of law.
Unfortunately this isn’t quite as straight forward as it sounds.
This warranty will only cover you for any major defect which could
potentially endanger your health and safety.
This insurance policy will be presented to the Notary by your
developer upon completion and your personal reference number and
details will be added to the Escritura.
Thereafter, it is common for all new build properties to have an
insurance policy covering all minor defects for the first year and
all serious defects effecting habitability (utilities for example)
for 3 years after completion.
These are not compulsory obligations so we strongly recommend you
check your developer's policy to make sure it meets these standard
statutory requirements before completion.
We offer two packages.
Basic Snagging
We will make contact with your developer and arrange an appointment
to inspect your home. Our qualified inspector will visit, work in
accordance with our check sheets and complete a detailed written and
photographic report.
A report is distributed within 48hrs to your developer, your
solicitor, yourself and a copy retained in your property for when
the remediation team visit.
Where necessary it will be translated into Spanish.
Once we are informed all works are complete we will re-visit your
home once to ensure all work has been carried out to our high
standard.
Advanced Snagging
Our "Advanced" package includes all of the benefits included within
the "Basic" package although introduces additional benefits
essential when inspecting a new build property.
We will re-visit your home as many times as necessary until your
remediation is complete. As thorough as we are, it is common for us
to encounter incomplete remediation and poor workmanship during our
re-visit. What if all works are completed first time round?
We will refund you the difference as there is no need for this
additional service.
